Homeowner Dues and Fees

Owners of homes on Willett Pond have the right to become members of the WPCPA (Willett Pond Charitable and Protection Association), our home-owner association.  Members in good standing of WPCPA have rights, spelled out a Sublease, which include (i) using motor boats on the pond, (ii) putting docks in the water, (iii) accessing the pond from their homes and (iv) where applicable, using and maintaining land strips between their homes and the water.  Home owners who are not members in good standing are prohibited from those and other activities.

In order to be a member in good standing of WPCPA, home owners are required to sign a Sublease, in the form shown here [LINK] and to pay dues and fees.  Those dues and fees are used to pay WPCPA’s rent of approximately $60,000 per year, plus insurance and other costs. Those dues and fees, subject to annual adjustment, are presently as follows:

  1. For all new owners, a one-time initiation fee of $2,000;
  2. For all owners, annual dues of $950;
  3. For home-owners with motor boats, an additional fee of $400, for up to 3 motor boats;
  4. Occasional additional assessments, as needed for maintenance or other matters, although there have been no additional assessments since 2018, when abutters were asked, on a voluntary basis to pay an additional $650 each for weed control.

In addition, WPCPA’s lease of the pond requires WPCPA to make a one-time payment of up to $500,000 when certain required repairs to the dike and dam on Willett Pond have been fully engineered and approved.  At that time, WPCPA expects to make provisions for each abutter to pay their share –  approximately $6,500 per home –  by lump sum or over time.

Finally, please note that these fees are assessed for each property, regardless of changes in ownership.  As a result, if a home on the pond is purchased from an owner who is not current in fee payments, the new owner will need to pay all overdue fees in order to become a member in good standing of WPCPA.
